714 Page Street, San Francisco
Crafted with Warmth and Thought

714 Page is a 3-bed, 1-bath, just-updated Edwardian condominium that shows off its 105-year history while also incorporating the modern conveniences of modern day living to produce a combination that enhances your daily experience.

  • There’s an eat-in kitchen with high-end appliances, lighting options, and signature finishes for those who love to cook and entertain.
  • There’s an open floor plan that lets in more natural daylight to fill up 714’s combined living room, kitchen and dining.
  • Skip the laundromat (although there’s one at the corner) or having to go to the basement to do your laundry by using your own laundry room.
  • Create the right mood with all of the newly installed LED lighting, which also means you might not have to change a lightbulb for 10 years.

There are three bedrooms and a chic bathroom that has a new floating vanity, full-length vanity mirror, shower-over-tub, and Toto toilet all resting on transitional style hex floor tiles. Two of the three bedrooms face the shared garden that the other neighbors use infrequently. There's a pomelo tree, cobblestone terrace and barbecue back there too. The garden is peaceful and secluded, making it the perfect oasis to rest, barbecue or just to take a breath of fresh air.

714 Page's location is right where Hayes Valley, Alamo Square and Duboce Triangle meet. Not to be left out, the rapidly reviving Divisadero Corridor is also minutes away. There's great transit — the N-Judah MUNI Line is 4 minutes away by foot as is the J-Church line, but the neighborhood is renowned for biking. Page Street is just off of the "Wiggle" which allows you to traverse the City easily. And for those who have 4-legged friends, the entire building is dog-friendly and two large off-leash dog parks — Duboce Park and Alamo Square Park — are also about 5 minutes away from your front door step.

SOLD: $925,000

CONGRATS TO OUR SELLER at 175 Bluxome, No. 327: We took a condo that would have probably sold for about $700,000 and helped our friend, seller and repeat client to update this loft with a strategic remodel that produced the greatest impact. We listed the property at a strong $899,000 and sold at $925,000. Given our client bought the unit for $500,000 in 2005 and sold it for almost twice the amount some 10 years later we’d say this was a solid return.

A Better Walk-Through Than Most

From Baptists to Buyers: Baptist church turned single-family mansion in NoPa for $5.875 million – On The Block

When the Victorian on the corner of Broderick and Grove streets was built in 1886, it was one of the largest in the neighborhood. After over 50 years as a Baptist church, the home is once again one of the biggest single-family homes in the neighborhood—at over 6,500 square feet—and may be one of NoPa’s biggest sales, with an asking price of $5.875 million.

S.F. architecture shifts to darker tone – SFGate

In the world of San Francisco architecture, black is the new black.

It’s the color of choice on a 37-story Market Street apartment tower and a six-story condominium building in Dogpatch. Fresh coats of black paint adorn downtown hotels and retooled houses across the city’s neighborhoods. More examples are on the way, including a building that will rise two blocks from City Hall and be clad in glazed tiles of black and gray.

The trend is becoming as ubiquitous as food trucks. It’s a surefire way to turn heads. But a little novelty goes a long way.

Sneak peek: Mayor Ed Lee has a housing solution – SFGate

That’s the centerpiece of Lee’s annual state of the city address, to be delivered Friday. He will call for 30,000 homes to be built or rehabilitated over the next six years, with more than half being affordable to low- and middle-income residents making up to $145,650 for a family of four.

Kevin’s Picks and Updates of the Week for San Francisco Real Estate 2/2/13 Ed.

Go Niners (next week)! Go See Your Next House on Saturday or Early Sunday

GO NINERS! (Bet of the Week: Niners, by 6)

Hello! Happy Weekend!. Welcome to Kevin’s Open House Picks of the Week — although this week I’m picking our 49ers.

Just a year ago interest rates for 30-year fixed mortgages averaged 4.18% This year they are averaging 3.5% while the median price for San Francisco residential properties has shot up 39% since then. While that median price is a hard number to rely upon because inventory has changed — fewer foreclosures, lower inventory generally — one certainty is that interest rates will float down like a feather but will shoot up like a rocket and fast. And with the recovery starting nationally the risks of inflation will almost certainly lead to interest rate hikes. So while prices are higher, your overall cost and tradeoff between having more money today on hand versus money tomorrow or a decade from now can be measured by whether or not you get to make that assessment from your home.

Today’s market demands decisive action. Bidding $20,000 or $30,000 over an asking price — itself an inaccurate almost irrelevant value — is almost pointless and expected. In fact, we’ve started to see what they do in New York: the “suggested price.” Remember, market value only equals what someone (hopefully not someone else) is willing to pay for a property, which explains price flexibility especially if a property is not listed on the MLS. In fact, there is thinking that a third of property that will change hands in 2013 will be done off-market; all the more reason to have someone plugged in like me working for you.

Stories of the Week:

  1. 310 Townsend, a big one bedroom loft in that historic restoration building next to CalTrain, that was listed at $799,000 went in to the $800,000s — for a one bedroom!

  3. 1015 Florida, the single family home in need of some TLC in the hot Inner Mission area, listed at $665,000, received at least 14 offers and entered escrow at a “substantial” amount over the asking price.
  4. 1610 Sacramento, 3 bedroom Nob Hill condos with more than 1200 sq ft, which was exclusively previewed last weekend to Vanguard agents and their clients, already has the top-floor unit in contract at more than $1,000 a sq ft.

And see pictures of many the homes I preview for you at Photobucket or on iCloud or YouTube.

This week there seems to be a lot of single-family homes and larger condos at the $2M price point. I’ve always said that the $2.3M – $2.9M price point is the perfect price in SF as you’ll get the most ideal home, or amenity-filled condo in areas like Pac Heights/Marina, South Beach (condo), Noe Valley/Eureka Valley, Haight (single family homes) Also we’re seeing more fixers pop on to the market too. So, take a look here and also be sure to go to www.kevinho.org to see the upcoming broker tour sheet for Tuesday.

My business comes from you and yours, so please feel free to pass this along to your friends, colleagues, pet walkers, etc. Thanks! Kevin Ho

Picks of the Week

TAKE NOTE: Many of the open houses this weekend are on Saturday or are EARLIER on SUNDAY.

(a .pdf version will appear when clicked)

Stop the presses: read about a great opportunity about the Castro for single-family house renovation under $1.1 million

Single-family home opportunity at 15th St. and 14th streets — great home with views space and potential for under $1.1 million

You know I’d only post during the day if there was a worthwhile opportunity. And here’s one I URGE you to consider as offers are due FRIDAY – It’s a single-family house on 15th St. at 2412 15th St near where 15th splits off into 14th St. under Roosevelt Street; basically it’s the plateau Where the one-way street turns into a two-way street.

But more importantly it’s about 2000 square-feet single-family house at $1,049,000. It has 3R zoning and has a side driveway leading to a yard an carriage house in the back where you park or create a studio.

The nice thing about this is that there isn’t much interest yet only three disclosure packages are out as the agent said the seller had came on the market rather quickly. Previously tenant-occupied, delivered vacant.

There is a twilight tour on Wednesday evening at 5 o’clock to 6 o’clock.

Foundation work has been done in parts, furnace replaced, finished space downstairs — but almost doesn’t matter as you would have to really redo the house in any case I believe. The value is in the land yes and the location plus the footprint of the house.

But of course we all care about the house. So here are your options: It could be a fixer where you add and renovate kitchens and bathrooms and update some systems, change out floors add fixtures etc. where you end up with a fairly decent house where you would spend 500 or $600 per square foot to acquire the property and another $200-300/ft to renovate or you could do a complete and total gut job when you turn the house into a spectacular high-end dream house Spending four or $500 per square foot above the acquisition cost leading to $1000/square-foot. This may seem pricey of course, but we’re starting to see that more and more in the city. Consider that the a single-family Victorian down the street is asking for $1079/sq ft (2295 15th St).

Let me know what you think and please do consider it as it would be unfortunate if one of you all missed out on this.

Thanks,

Kevin

Mission Dolores Condominium with 2 bedrooms, + den, contemporary oasis inside an Edwardian 3-unit building with garden, side-street covered garage parking, steps from Dolores Park across Mission Dolores

Listed by Kevin K. Ho, Esq. – PRIVATE APPOINTMENT ONLY

I am pleased to present a hidden and elegant architecturally remodeled space behind an Edwardian facade with original gingerbread molding that is exclusively available pre-MLS.

The 1st floor condo was redesigned and updated for a contemporary living style with just the right amount of 1907 craftsmanship retained. There is turn of the century charm in the refurbished home with built-in dining room cabinetry, detail wood moldings, wainscoting and beautiful oak inlaid flooring. Recent kitchen and bath remodels include custom cherry wood cabinets, limestone counters, stainless appliances, European faucet fixtures, glass tiles, and flamed granite floors. Creative and custom lighting fixtures accent hallway cable sliding doors, built-in shelving a curved-bay windowed sitting room. There are 2 or 3 bedrooms (i.e, a side office or third bedroom) and 1.75 bathrooms.

Home also has an in-unit laundry room with convenient built-in storage shelves and cabinets. Heavyd-duty secure Marvin sliding doors lead directly to a shared yard with lemon tree and back entrance to a sturdy detached garage with side by side deeded parking space and storage cabinet. Easy in and out parking entrance from cul-de-sac side street means no noisy garage door under the home! Seller is considering corporate rental so this is an extremely limited window of opportunity.

PRESS RELEASE: Storrie Garden Grand Opening Party, Saturday August 18, 2012, 1:00 p.m.

EUREKA VALLEY RESIDENTS RECLAIM 18th and STORRIE STREETS BLIGHTED AREA, TURN INTO GARDEN; SUPERVISOR SCOTT WIENER TO ATTEND SATURDAY, 8/18/12 GRAND OPENING AT 1 PM

AUG 10, 2012
FOR IMMEDIATE RELEASE:

After years of neglect residents near Storrie and Ord Streets in San Francisco’s Eureka Valley neighborhood teamed together to clean up the blighted area of its used needles, overgrown vegetation and turned the small parcel into a charming garden reflecting a true grassroots effort that turned an eyesore into eye candy.

To celebrate, residents are gathering at the garden located at the junction of 18th Street and Hattie and Storrie Streets on Saturday, August 18, 2012 at 1:00 p.m. with area neighbors, dedicated volunteers and invited guests including area Supervisor Scott Wiener and the Sisters of Perpetual Indulgence to celebrate the rebirth of the garden officially.

Aid came from a variety of groups including the San Francisco Parks Trust, Gay for Good, SONG (the Storrie Ord Neighborhood Group), the SF DPW, which donated broken up concrete debris from public works projects to serve as repurposed garden walls; a Community Challenge Grant to create signage indicating that the plants in the garden serve as a waypoint for an endangered species of the Mission Blue Butterfly as well as setting aside garden beds for students at the Harvey Milk Academy to use in their lesson plans.

The bulk of most of the labor and constant upkeep comes from the neighbors themselves including Eddie “Blade” Bannon and Steve Lynch along with a score of volunteers who will be on hand to celebrate their turn around of the area. The garden’s success also hinges upon coordination efforts from City officials such as Lanita Henriquez.

The celebration event is being sponsored by area real estate agent and attorney Kevin Ho of Vanguard Properties who learned about the project by walking his new Black Lab puppy there that he got from the Guide Dogs for the Blind organization.
