Meet Your Next Home…. 

The City’s residential inventory is still in a lull, which means that eager buyers are snapping up MLS-listed properties up fast – some at premium prices, others with strong and competitive bidding, and other buyers are getting their new home off of the MLS based on their agent’s prowess and networks.  One of current transactions in escrow is just that kind of deal that came together in less than a week!  This speaks to the fact that if you’re ready to go, then be ready to go – even if you’re not!  But remember, even if a property isn’t ‘new’ on the market, it will be new to someone as people enter and exit the market all the time.

 

Another indication that the recession is over can be seen with the commercial market too.  According to the Business Times, 1.5 million square feet of San Francisco office space was rented in the past 3 months alone! Salesforce.com, Airbnb, Macys.com, Yammer and Riverbed are just a few marque names setting up shop in the Financial District. Luxury retail in Union Square is picking up too with new leases for Jimmy Choo, Yves Saint Laurent and Nespresso being signed.  The City’s venerable Potrero Center went into contract for $111 million this week too.

Where’s all that money coming from? Where are all those employees going to live?

So, you can see we’re in that transition period right now.  Right before things heat up.  Still time for you to act: Home rates are still hovering around 4 percent for conforming and conventional fixed loans; rates for adjustable rate loans (with 20 percent down) are in the 2 to 3 percent range.  Yes, 2 to 3 percent.  Also, FHA loans are strong but Congress is going to increase FHA-related loan fees in June 2012.
