Commentary: Congratulations to my client Johnvey for closing on his long and winding home search on 64 Waller Street, a 2-level, 1500+ sqft, 3 Bedroom/2 Bathroom, garage parking, updated Hayes Valley condominium. We beat out three other offers and closed at $1.478M, which was 14% over its asking price.
We weren’t the highest offer at first but after the listing called us back we had the opportunity to adjust our terms stronger, raise our bid just a little more, and ended up winning the day without having to resort to the multiple-counter offer “wild west” scenario that a multiple could create. Escrow was straightforward except for the sellers and listing agent were surprised by how fast we could move as they had just completed their condo conversion and did not, as we’d say, have their ducks in a row at first. But my client was on top of things, the lender was ready to go (woot, Connie Buchanan of California Real Estate Loans, who stepped up when a big bank lender couldn’t) and we ended with a large, spacious, bright, centrally located home. Johnvey is already honing his wood-crafting skills and design skills as he starts to customize his new home. I can’t wait to help Johnvey personalize his new home!
