Commentary: I to my client Graham for finally finding his home. After looking for more than a year with a different agent, Graham hired me to help him find the perfect home — something that is nice but with a price that is reasonable enough to allow him to pursue professional goals as well like buying into his medical group partnership. After about 2 months of looking we finally found this property, which was in contract with another buyer but came back on the market. In fact, I had previewed the property earlier for another client and instantly knew how nice of a match it was as soon as it came back to market. We moved fast and were decisive. And, we learned, had moved just in time as another buyer was ‘circling’ at the same time we were.
We wrote and presented an offer that was compelling, relatable and intelligent. We had a strong deposit, fast timeline and worked with the listing agent to determine what the sellers wanted. Also, in our offer, I made sure we built-in enough extra time for any delays, which was a good thing as the sellers had an ownership change just days before we were supposed to close and Graham was scheduled to leave his rental home.
