After meeting Gregg at an open house we helped him find the perfect house. When we called the listing agent after realizing the home was perfect (well-maintained with amazing and magical western view) we were told the seller had just accepted another offer. We took the backup position and when the first buyers flipped out with buyers’ remorse we moved right into the first-buyer position. And after the appraiser said that our contract price was too high (something that hasn’t happened ever since 2012) it helped that we had told Gregg to put a larger-than-20% down payment and had our inspections done quick and early. We overcame those issues and ended up getting a home that has the potential for appreciable price gain.

This home on 12th Avenue has a million-dollar view but our Gregg buyer didn’t have to pay anywhere near that. We survived an appraisal issue, inspection items and won the home after other buyers backed out. This might be one of the reasons why our client said we “the perfect agents.” We used our solid seller-representation experience to understand what our buyer could do to help this deal close where other buyers failed. It was good timing too because the property has nearly doubled in value since it was bought in 2012 (this writing is current as of 2016).
