Client Wins Over Multiple Offers That Were Higher at 1967 22nd Avenue with Kevin+Jonathan's Advice and Strategy

CONGRATULATIONS to our client Alice who bought the perfect home for her at 1967 22nd Avenue out in the Parkside. Situated on an extra-deep, west-facing backyard (towards the ocean) the 2-bed, 1-2 bath, 1,4+ sqft home was listed for 2 weeks before accepting offers. Alice, who successfully remodeled her Peninsula home, wants to be closer to her adult kids in the City and is ready to take on the next project. After an extensive visit to the property, review of the disclosures we helped Alice craft a compelling offer by returning all of the disclosures, our agent visual inspection report with a 3-day escrow (the listing agent said the sellers wanted clean and quick). Alice, however, insisted on not overpaying so we assessed our strengths and ran with it (literally). The strategy worked as the listing agent told us that there were 5 offers — 4 being cash with 3 being close to each other. But rather than multiple counter, the seller appreciated our presentation, speed and the fact we had presented such a clean package. Woot!
