IS BERNAL HEIGHTS THE TOP NEIGHBORHOOD IN AMERICA? 

A Bit About Bernal Heights 

Named as Redfin’s Number 1 neighborhood in the country recently this eclectic neighborhood is bisected by Bernal Hill — one of the favorite stomping grounds of Raffi and his four-legged friends who bark from time to time — into the North Slope and the South Slope. And the South Slope has a natural division at Cortland Street, the main commercial street for area and another at Ogden. To the southwest is Holly Park and to the east you’ll get closer to 101/280 and their freeway noise. Prices have surged of late and it’s common to see single-family houses with 3-bedrooms and updated bathrooms with parking close above $2M with nice and nice renovations and flips coming to market. The buyers here have a variety of motivations and deciding factors from commute considerations to being able to have a yard and view.

ONE OF the biggest neighborhoods in the City in terms of geographic size, numbers of houses and population density. Traditionally thought of as always being foggy that rep has started to change. Buyers who discovered that global climate change has changed the neighborhood’s foggy disposition into a sunnier one, have been buying here while you were busy looking in the eastern half of the City. They’ve driven up prices over the past few years dramatically.

Apart from the climate, one of the (truer) stereotypes about the Sunset, is that all of the houses look alike. And to a certain extent that is true: there are rows upon rows of similar-looking pastel stucco-clad homes, each with a driveway and two sets of front-facing windows all butted up against each other. This is thanks to the FHA, which really pushed building in the “outer/outside lands” in the 1920s-1950s. The formerly rolling sand dunes by the ocean. Streets are numbered avenues and alphabetical Spanish-sounding names. And while the area was originally referred to as the “outsidelands” the association people have with that name now is usually with a chic restaurant at the end of Judah or with the annual music festival in Golden Gate Park each August.

The Many Faces of Bernal Heights

A. Edge of Mission/Manchester Hill/Coso flat. Still Bernal but barely — otherwise far west of Folsom. More rental buildings than rest of area, close to Mission and Cesar Chavez. Some nice properties but there are rentals and rundown ones too. Some lots are tiny, others large. Mixed inventory on a series of one-way streets that are narrow steep; many homes have no parking but a smart design and renovation can go far. There is a topography change here and the homes value will change. Those part of Bernal heights will retain value and are a mix of funky houses (some on a 12.5-ft lot!) and newer 1980s and 1990s homes and/or multi-unit buildings. Those on the lower parts by Cesar Chavez will have values radically impacted by being on the busy thoroughfare.

B. Ripley/Alabama/North Slope. City Views. Steep streets. Strong prices. Mix of smaller houses/town homes, 2-units. Many homes are taller so as to capture the view of the City’s skyline. Most valuable of the neighborhood. Precita Park/Bessie/Alabama/Folsom — Micro-Hot Area. Cute and charming park. Previously rough area now strong. Very desired because of location near freeways, park, Mission District. Houses are medium-sized with some modern stunners; yet fixers remain.

C. Peralta/Mullen — Very quiet, steep hills/narrow streets. Mix of old random bungalows and remodeled, chic homes. Some views, partial to full. Biggest price mix with some great done, done, done homes and fixers. Potentially amazing views.

D. Holladay — quiet activity, more removed and  eastern views but 101 is right below elevation; freeway noise. All houses were picked up and moved here in the 40s/50s/60s when freeway was built. Lower prices.

E. Midcentury edges. There’s a stillness here with freeway noise in the background. Almost desolate feel; steppe-like as area is removed from amenities. Eastern/Southern views. Houses starting to be renovate; irregular lots, potential steep hills.   

F. Banks Houses — looking to east, views yes but desolate feel. Houses are choppier and denser older stock on shorter parcels. New flippers increasing. Houses are choppier as you go downhill.

G. Powhattan/Close-to-Bernal Hill. Cute homes, some redone, many are not. Mixed. Cute/quiet neighborhood; with charm or quirkier. Close to Bernal Hill. Houses are denser together. Some houses will be pricey; others are fixers; eastern views if any.

H. Virginia, Fair and Prospect — close to Mission but quieter and tree-lined; curvy/steep streets. Cute. Some houses have been remodeled while others have not with potential views. Mix of prices.

J. Cortland Corridor ­  the main drag of area with cute neighborhood feel. More homes to have been remodeled recently but many haven’t so there’s a bigger mix, more dense. Some real stunners, gems and diamonds in the rough. North side of Cortland more valued than south side because of views and remodels.

I. Holly Park (Mixed) Cuteness — cute houses, many haven’t been remodeled yet depending on which part of circle you’re at. Quiet. Fixers will be in demand. Higher prices for done homes, but quality will depend. Housing project toward western part; fire station at Southwest corner.

K. Nevada/Ogden — a bit run-down, fewer homes have been remodeled but the ones that have been can be amazing. Cars on blocks south of Ogden, which can be mistook for a gravel path. Mediocre school. Mixed demand; more freeway noise.

L. Mission/St. Mary’s Park — Mixed feel. Close to Mission Street. Freeway noise from 280 nearer to Justin Street; can seems isolated/urban. Not too far from Alemany that wil also l lead to freeway. Lighter demand, lower prices; most urban of Bernal.

Richland/Crescent — Previously a rough neighborhood, the street is starting the process of gentrification with values starting to rise; housing project nearby.

Kevin Quoted in Mission Local: “Real estate market in the Mission appears to recover, for now – Mission Local”

“A lot of renters have become buyers,” observed real estate agent Kevin Ho. “All the talk of exodus — that’s the headline-grabbing news — but the real news is that a lot of buyers have a little more affordability. And a little more balance to the market allows them to own a piece of San Francisco.”

Ho said more of the buyers right now seem to be people who want to live in the home they’re purchasing, rather than using it as an investment. He said some of the recent changes to the law around tenant protections and rent forgiveness might be having an impact, and investors “don’t necessarily want to assume that risk.” In Mission Local.

Who Knew? The Hottest Home Market in the US Is the Sunset – The Numbers – Curbed SF

San Francisco is home to the three most competitive neighborhoods for homebuyers in the United States, according to new research from real estate website Redfin. The Sunset District is the most competitive neighborhood in the country, based on measures like average number of offers, the percentage of homes that sold above asking, and the percentage of offers that were all cash. The Sunset’s hot, hot status is thanks to its abundance of single-family homes, good schools, and relative affordability, with a median sale price still hovering under $1 million, at $955K (though we’d wager that a fair amount of the neighborhood’s 28.8 percent all-cash offers went to flippers). Sunset homes spent an average of 14 days on the market and received an average of 5.5 offers each. Nearly 88 percent of properties in the Sunset went for over asking in 2014, and 54.2 percent had multiple offers.

Bernal Heights Is The Hottest Neighborhood In The U.S. Right Now: SFist

According to Redfin, the rankings were based on “places that are trending among the millions of homebuyers searching on Redfin.com leading into the new year and Bernal Heights’ North Slope came in as the no. 1 hottest neighborhood of 2014.” Top notch rated schools, short commutes, and affordable prices were also factors.

What Happened This Past Egg-straordinary week

The numbers still continue to surprise us with ratified transactions and final sales figures that closed this and last week among my fellow Vanguard agents. While sales data figures are strong, don’t feel too disconcerted if you’re a buyer as interest rates fall back down to the 3.5% neighborhood after a brief spike. Also, while many houses are selling over list prices take note that some are selling at or slightly under —yes, under— list price. So there is opportunity out there.


Trends This Week:

For Sunset and Richmond homes, simply add 15% to the list price no matter what, where and for how much to get your final closing price.

Looking at the sales figures from the MLS for homes closing this week, a swath of homes out in the Outer Richmond and Sunset closed this past week and no matter which house nor what original list price there was, nearly all of the homes nevertheless close an average of 15% over the asking price with a range from 8% to 27% in some cases where the property trust sale was subject to court supervision.

Fixers are expensive in San Francisco

One 4-unit fixer at 1812 Lyon Street listed for $1.6M sold for $1.9M — for a fixer! The trend is prevalent throughout the city (see Stories of the Week below)

You will have to pay at least $1M for a single family home in the Mission and Inner Mission.

One preemptive offer for a home my colleagues were going to put on the market on San Bruno Avenue near 26th Street on a ‘so-so’ block with 1200+ sqft. pushed well beyond the suggested list price of $879,000 to enter into contract at more than $1M with a backup too. Essentially, $800 per square foot is now the price of admission.

It’s a lighter week: There are a trio of smaller homes in Bernal on the market this week. Nothing new in District 1, few new in District 2.

Stories of the Week

Here is a sampling of some last week’s happenings
128 Laidley, a single-family home viewed by most as a fixer listed at $1.299M received multiple offers and is in contact for 20% over the list price with an all-cash, short-close offer.
23rd floor condo at The Infinity, a South Beach chic condo with 2 bedrooms and 2 baths at 1150+ sq ft, got 13 offers — including some all-cash offers — but the winning offer, which will be financed thanks to the buyer’s in-depth pre-qualification with Citibank, beat out an all-cash offer with a 10-day close. Listed at $999,000 the property is in contract for at least 16% over its list price.
232 Ellsworth, some of you may remember the pre-market opportunity for a detached home just three up from Corltand in the sunnier part of Bernal Heights with 4 bedrooms, garage, small yard and cute upgrades that was going to be on the market for $1.198M. Well after two weeks and no open houses the sellers accepted an offer for just a little over $1.2M for the property.
350 Broderick, 4th floor, one bedroom, one bath listed at $599K. This condo was cute and nice. But after only 1 open house the property solicited 8 offers with the accepted offer touching the $650K region to make this 14-day close the highest sale price for a one bedroom ever in the development. The listing agent said that he would have gotten 20 offers but for potential buyers self-selecting themselves out of the running by not submitting an offer.
400 block of Noe at 18th Street, the vacant, 2-unit fixer with location and potential listed at $899K received 20 offers and most likely is in contract over its asking price.

Tuesday’s Tour for May 15, 2012 – Lots of New?

Congratulations to my clients Carrie and Aaron for getting into contract in the exclusive, almost sold-out Millwheel!

Carrie and Aaron got in on the ground floor in this about-to-pop building before most anyone in SF did because they worked with me and were willing to go for it! It’s exciting, it’s the right timing and about being in the right place at, of course, the right time! This opportunity was not even on the MLS yet (and may never end up there) and I found out about it by being curious, courteous and tenacious. It paid off!
