Figuring Out What’s What When It Comes to Renovated Houses

What to look for when encountering a newly renovated property

Type of Flipped Houses in San Francisco

Is a Flip a Good Flip?

It’s tough enough trying to wrap your head around San Francisco’s housing market but to add in evaluating the quality of a remodel and its impact on the resulting market value could do your head in. But this is why we’re along for the journey after all. The following are overly broad and gross generalizations for what you'll encounter out there as each property is different with its own story.
Some flips are flops, others are awe-inspiring, but most lie somewhere in the middle displaying varying degrees of design, quality, functionality and personal choices. You may have the flip that took a few weeks or months (perhaps some editing, cleaning up a property so it can be lent on or a quick flip of dubious quality). Hopefully you'll encounter a flip that was done by people who care, or hired people who know what they're doing either for a previous owner's personal use or as a targeted and focused money making-endeavor. And then you encounter something that's truly been transformed and elevated to a world-class level. There may be some eccentric choices but typically if these properties come to market, they've been tempered to be more appealing but there's still something special going on, like a view, size, location, architect, extra sports court or helipad – just something. These properties are very rare indeed with prices to match.
And any inferences drawn from the descriptions here are things we can tease out as we consider each property in detail as circumstances dictate. See if you can apply what you learned here by searching active properties on San Francisco’s MLS.

Test Your Knowledge

Check out if any of the above stuck by comparing what you leanred with what’s on the market right now by looking at active listings on the MLS.

TERMS+CONDITIONS.

Real estate is always changing and evolving. Because it’s based on people and people are, well people. Therefore, real estate can be complex and as fickle as it is surprising. And while the information and knowledge on this site is considered to be accurate and correct, it cannot be warranted. Market conditions in San Francisco, in California, and the world can change with a tweet or a sneeze and is beyond anyone’s control as hard as we try. In San Francisco, things like local, state and federal tax regulations can change quickly leading to big implications that take time to be realized or appreciated. Other factors like rent control rules, eviction control, lending practices and standards, building and zoning regulations are just a few of the other things like pandemics, forest fires or mortgage rates that can change with little or no notice. All of these things and other intangible factors may well impact market values and performance. So keep your wits about you and keep in touch with us.

Kevin is a licensed California attorney but focuses on real estate about 99.9 percent of the time. It’s important to note that while you can’t take the attorney out of him he will not be acting as your attorney here. To the larger point, you should also seek out qualified folks who work in their respective sectors if you have further questions about X, Y or Z; we have referrals too if you need.
