The early bird doesindeed get the worm – luckily you’re still early enough to be a cool bird

At the corner of Valencia and 14th St. over the past two years a new development has been emerging. Developed by JS Sullivan, this project called 299 Valencia features 36 condo homes on four floors above a floor of commercial space. As of Sunday, 16 of those homes have been sold with offers on the table for four more. The homes come in one- and two-bedroom configurations: Some are long, some are square, all have gas stoves, track lighting, bright windows, laundry hookups, security system wiring and access to the rooftop deck with a BBQ – that will be commonly shared between the residents.

All of the two bedroom units come with one parking space in an internal garage on the basement level. As for the one bedroom units, monthly parking is available for lease across the alley at the Stevenson parking lot. Monthly rental fees for parking range from $200-$230.

As for price, they are fairly modest – some one bedroom homes on lower floors start in the low $429,000 for example for home number 505, which is on the top floor to number 502, a two bedroom, two bath, three deck penthouse for $840,00. HOA dues range from $326 to about $450. The place is hot to say the least as nearly 50 percent of the units are sold and at 50 percent,FHA and/or other alternative financing options apart from the in house financing become available.

Overall notes is that the finishes are fair – full-sized gas appliances in the two bedrooms and some of the one bed units but smaller-sized efficiency appliances in other one bedrooms. All units have engineered oak floors, individual electric fan heaters for each room. Each unit, no matter at what level, has modest bathroom finishes that will require shower rods. It’s a fair price for an increasingly evolving location. A bank and bakery are the rumored commercial tenants for the floor below the residential units. And the development’s northern neighbors, a Greek church and community center will eventually begin construction on an addition. Given the fact that showing agents had double-booked pre-opening showing appointments weeks before their sales office opens, all indications are that these units, first delivery in June with BMR units to follow, won’t last long. Time to act!
